Belmont Village, L.P. ("Belmont," "we," "our," or "us") respects your privacy and is committed to protecting it. We provide this privacy policy ("Privacy Policy") to help you ("you," "your," or "User") understand how Belmont collects, uses, protects, and discloses information and data when you use the payment portal website at https://www.payerexpress.com/ebp/belmont/ ("Payment Services"). This Privacy Policy also explains how you can manage the use of certain information we collect. By accessing, registering with, or otherwise using the Payment Services, you agree to be bound by this Privacy Policy.

 

Information We Collect About You and How We Collect It

 

We collect different types of information from and about Users of the Payment Services, including information by which you may be personally identified ("Personal Information"). For example, when a user registers an account through the Payment Services ("Profile") we collect Personal Information from Users such as the User's name, address, e-mail address, and bank account and routing number. Registration is mandatory in order to be able to use the Payment Services.

 

We also collect information that is not Personal Information, such as aggregate data regarding which webpages are visited for how long, as well as information regarding any technical errors that occur on the Payment Services.

 

Cookies and Anonymous Identifiers

 

We use cookies, which is a small text file placed on the hard drive of your computer to identify your computer and web browser, to redirect a User back to the login screen for the Payment Services when there is a technical disconnect.

 

How We Use the Information We Collect

 

We use the information we collect, including Personal Information, by sharing the information with our payment vendor to facilitate the payment processes you authorize through the Payment Services. Belmont does not store any of the Personal Information collected through the Payment Portal—our EBPP vendor stores this information on behalf of Belmont. When you create a Profile with the Payment Services, you are enrolling as a PayerExpress user. PayerExpress may notify you if an authorized payment cannot be processed, may send an e-mail for your authorization in registering a profile, and may notify you when a bill is ready for payment or is past due (depending on your notification settings).

 

Only designated administrators at Belmont will have access to the Personal Information you provide through the Payment Services. The administrators will use this information to assist you with issues related to the Payment Services, such as any allegedly unauthorized payments.

 

Additionally, Belmont discloses the information we collect, including Personal Information, when required to do so by law, or in response to a subpoena, discovery, or court order, or when Belmont believes in its sole discretion that disclosure is necessary to protect the property or rights of Belmont or third parties.

 

If Belmont is merged, acquired, or sold, or in the event of a transfer of some or all of our assets, we may disclose or transfer Personal Information in connection with such transaction. Other than to the extent ordered by a court, the use and disclosure of all transferred Personal Information will be subject to this Privacy Policy, or to a new privacy policy if you are given notice of that new privacy policy and are given an opportunity to opt out of it. Personal Information submitted or collected after a transfer, however, may be subject to a new privacy policy adopted by the successor organization.

 

Account Linking

 

You are given the option to share access to your account to allow others, such as roommates, to make their own payments on your account. If you choose to share access to your account, your invitee will be able to set up their own separate and confidential payment account. All users sharing a Resident ID will be able to see all payment activity, but will not be able to see private information such as individual payment accounts and financial information.

 

Opt Out Options

 

If you wish to opt out of receiving notifications from us regarding the Payment Services, or would like to stop any statement or payment reminders that you have enabled, you can log into your Profile and change your notification options at any time.

 

If you would like to access or correct inaccuracies in your Profile information, you may do so by logging into your Profile and changing your settings through the profile settings feature.

 

Security

 

The security of your Personal Information is important to us. We have security measures in place in our facilities to protect against the loss, misuse, or alteration of information that we have collected from you through the Payment Services. However, please be aware that no data transmission over the Internet or other network can be guaranteed to be completely secure and, as such, we do not guarantee the security of any information your transmit on or through the Payment Services. You transmit information through the Payment Services at your own risk. We are not responsible for circumvention of any privacy settings or security measures contained on the Payment Services.

 

Collection and Use of Information by Third Parties

 

Belmont may share information you submit through the Payment Services with its payment vendor, including Personal Information. Third parties are under no obligation to comply with this Privacy Policy, however, with respect to Personal Information that Users provide directly to those third parties or that those third parties collect for themselves. Before visiting a third party, whether by means of a link on the Payment Services or otherwise, and before providing any Personal Information to any third party, Users should review the privacy policies and practices (if any) of the third party, and should take those steps necessary to, in those Users' discretion, protect their privacy.

 

Do Not Track

 

Some web browsers have "Do Not Track" or similar features that allow you to tell each website you visit that you do not want your activities on that website tracked. At present, the Payment Services do not respond to "Do Not Track" signals and consequently, the Payment Services will continue to collect information about you even if your browser's "Do Not Track" feature is activated.

 

Children

 

The Payment Services are not intended for, and we do not knowingly collect Personal Information from, children under 13 years of age. If you are under 13, do not use or provide any information on the Payment Services or on or through any of its features, register on the Payment Services, or provide any information about yourself to us, including your name, address, telephone number, email address, or any student identification number. If we become aware that a child under 13 has provided us with Personal Information without parental consent, we take steps to remove such information and terminate the child's account

 

Use of Payment Services Restricted to United States Residents

 

The Payment Services are hosted on servers located in the United States and are intended for use by United States residents. You may not use the Payment Services if you are not a United States resident.

 

Changes to Our Privacy Policy

 

We may change or update this Privacy Policy, and will post the changes to the Payment Services to notify you. We encourage you to visit this page periodically to remain informed of any changes. If you continue to use the Payment Services after those changes are in effect, you agree to the revised Privacy Policy. If the changes are significant, we may provide more prominent notice or get your consent as required by law.

 

You may prevent your Personal Information from being used for purposes other than those for which it was originally collected by sending us an email to the address provided in this Privacy Policy.
